Tenancy Agreement : Stamp Duty calculation

Hello there!

Today I'm going to share about the formula to calculate stamp duty for your Tenancy Agreement.

Before I proceed, let me tell you a little bit of information about theTenancy Agreement. Tenancy Agreement is a contract between you ("penyewa") and your landlord ("tuan tanah"). It may be written or oral. The Tenancy Agreement gives certain rights to both you and your landlord, for example, your right to occupy the accommodation and the right of your landlord's to receive rent for letting the said accommodation.

So, in Malaysia, there's an amount of stamp duty to be paid in order to make the Tenancy Agreement enforceable by law.

This is how to calculate the stamp duty for your Tenancy Agreement.

the formula is : 

[mrp*12 months] - 2400 = y

                                                              y/250 = z (make it a fix figure)

                                        z*rp = sd
                                                                               

mrp  = monthly rental price
rp     = rental period (year)
sd     = stamp duty

------------------------------------------------------------------------------------------------------------

Application :-

Monthly Rental Price (mrp) : RM900.00

Rental Period (rp)               : 2 years


[RM900.00*12 months] - 2400 = RM8,400.00

                      RM8,400.00/250   = RM33.60 (make it a fix figure i.e. without cents)
                      
                     RM34.00*2 years   = RM68.00

There are three copies of Tenancy Agreement will be prepared in which the cost are as follows :-

the original copy    : RM68.00 (as the above calculation)
the duplicate copy : RM10.00
the triplicate copy  : RM10.00

Price of Goods - Mandarin Language

Ni hao.

Last few weeks, we learned about how to pronounce the price of goods in Mandarin languange.

Today, I'm going to share about how to pronounce the price of goods while you're doing some groceries or shopping transaction.

Before that, let us revise numbers in Mandarin.

1  yi
2  er
3  san
4  si
5  wu
6  liu
7  qi
8  ba
9  jiu
10  shi

11 = 10 shi + 1 yi = shi yi
12 = 10 shi + 2 er = shi er
...and so on.

20 er shi
30 san shi
40 si shi
50 wu shi
...and so on.

100 yi bai
101 yi bai yi
...and so on.

1000 yi quan
...and so on.

RM = kuai (as if dolar)
cents = fen
'kupang' = mao (RM0.10 = 1 mao)

So, for example :-

RM25.10 = er shi wu kuai shi fen OR er shi wu kuai yi mao
RM1,205.46 = yi quan er bai wu kuai si shi liu fen OR yi quan er bai wu kuai liu fen si mao

Do you get it?
It was very hard for me to understand how the 'mao' works but after few practices, now it's easy for me to use the 'mao'!

Cotton Craft Shah Alam

Hola!

Yeah, it's Monday again. A typical Monday where everything seems so wrong and the world started to be dull. Is it really dull? Well for me, it is. I wonder what am I going to be in the coming 20 years time. Am I able to watch tv or am I going to be an old lady just like in Courage The Cowardly Dog cartoon? She really enjoys her daily life. Or am I going to be a mature looking hacker? Who knows. (yeah, I was dying to be a computer hacker during my school day)

I was attending my weekend classes as usual when my sister brought me to an unusual lunch spot which was really a nice place to relax my mind after a 4 hour lectures.

A cute cozy cafe situated at a corner of a quiet building area. Painted in white and baby blue in colour. Furnished with simply white stools, chairs and table. In short, it is "an ease for a piece of  mind" cafe to enjoy your lunch especially for me as a law student sitting for 4 hours lectures. :)

Movie Review : Need For Speed

Hola!

It was such a wonderful Saturday morning when he called me to meet him for few minutes before he went back to his uncle's house. Indeed, I was quite upset when he told me that he won't be around this week. Yet, I had to meet him, without brushing my teeth! (just kidding) the correct term is : tak mandi sebab bangun pukul 11.30 pagi. hehe.

As usual, I'll be the one to plan what we were up to when it comes to 'jianmian'. Well, the most thing that I really enjoyed was having a great food with him. It was such a guilty pleasure to eat in my favourite food with the one that I loved. (siapa lah kan...)

At first, I was planning to go to the Yong Tau Foo Pulau Gadong, Melaka since it's been quite a few months that I hadn't been there for my favourite baked potatoes and quail egg. Obviously, I'm craving for the super delicious baked potato ever! The thing is, I have to forget about those wonderful Yong Tau Foo since it will be a lot of people been there and the Melaka Lu will be saiche during Saturday night. So, plan changed and I brought him to watch movie. Yay!

I'm kinda hate the car racing type of movie because I hate the sound of the car. It was kinda annoying. I watched Fast & Furious because of the late 'Brian O'Connor'. He wore Converse and that's totally hot!

Need For Speed. The sweetest movie of the year. Why?
  1. I accidentally able to watch with the guy that I adored.
  2. I requested for the best seat and my old colleague suggested us the best seat ever during the show.
  3. I sat next to him.
  4. I made him annoyed during the whole movie.
  5. He told me not to be too excited because it was just a movie.
  6. He told me that Julia was crazy just like me.
  7. He teased me.
  8. He will looked at me whenever I looked at him. (So, I knew the movie was not important to him. Hehe)
  9. He asked me whether I had watched the movie before. (Apparently, I can predict movie. haha)
  10. HE OBVIOUSLY HAD NO IDEA WHO IS 'MAVERICK'! (That's totally cute!)
  11. We both hate the ladies who thought dating a mechanic was a bad idea.
  12. We agreed that the one who built the car was the awesome people ever!!!
  13. We agreed that the ladies who rejected those mechanics were the dumbest ladies in the world.
  14. I cried at the end of the movie.
  15. Tobey was a very smart guy.
  16. Julia was a very smart lady.
  17. Julia reminds me of the Guess model.
  18. Julia wore stylish outfit. I loved her denim jacket that she made me want to wear mine.
  19. Julia is cute.
  20. Working in the office was a horrible thing to do.
  21. You will learned to know people after they were hit by a truck.
  22. It's called heels.
  23. Julia is a very smart lady when she teased the Hummer.
  24. I wished we were Tobey and Julia. <3
  25. The movie reminds me of : Top Gun, The Vow, Guess model, Italian Job, Chipmunk, and also my youngest brother. He really loves the Need For Speed video game.

#PrayForMH370

Hi.

Yesterday, my family and I were accompanying my grandfather to Kuala Lumpur International Airport (KLIA) since he was going to perform umrah in the sacred land of Mecca. It was my first experience to watch with my own eyes, few groups of people preparing themselves to perform umrah. As the ustaz reciting the prayer, my tears rolled down a bit. I was wondering, who will be take care of my grandfather when he was there since he will be on his own. I mean, yeah, he will be performing his umrah together with his villagers and they will be travelling in group, but...I don't know. I just had this anxious feeling that was hard to be described. As a Muslim, I believed, Allah swt will protect my grandfather. Insyaallah. Ameen..

It was a very precious experienced to be there. Now I realized, it was pretty scary to travel overseas alone. Previously, I had always wished to have the chance to travel overseas all by myself. Yesterday, I started to wish, I hope I never had the chance to travel overseas alone. That's the scariest thing to do. Jauhkanlah... huhu..

Okay, I almost forgot about the thing I want to convey. Besides accompanying my grandfather to KLIA, I wanted to watch with my own eyes what was happening in KLIA - the missing aircraft MH370 incident. It was such a dull place to be in there yesterday, I felt gloomy and I am very sympathy for what had happened to those who were involved in the incident.

Chillin' at Vivo

Hola!

It was a very fine working day on Wednesday. Our office was under construction. The office floor carpets were being changed to the new one. So, we had a break around two and a half hours. My colleagues and I decided to spend our break by enjoying the Baskin Robbins Pink Day. 

Oh, when I said it was a very fine Wednesday, I really mean it. While we were heading to buy ourselves Auntie Annes hotdog, I met my very old childhood friend, Nurul Adhwa. I was very excited to finally met her. She was my best friend during my primary school in Melaka. She was very nice that during recess, she always allows me to have her lunch pack together since I didn't bring any lunch pack except the 'roti'. -__-"
Oh, how I really miss those days...

I'm grounded!

Hola!

What the hell in this world, I can "hola" people like, today. Yes, today. My lousy coach told me that I'm grounded for the rest of the month and for the rest of the coming few months. Which means :-

NO HANGOUT (except the library)
NO PARTY, PRIVATE PARTY, (any party; even Ariana Grande/Pixie Lott/Miley Cyrus is on town)
NO TV (except SUITS S3, SEAN SAVE THE WORLD, CSI...urmm oh please, it's just a tv) 
NO ROLLER BLADE SESSION
NO GUY
NO DATING
NO FLIRTING
NO "SLEEPING UNTIL IT'S ALMOST THE END OF THE DAY!"
NO "I HAD THE COOLEST OUTFIT" SHOPPING (except it is a 90% sale on all items!)
NO FUN STUFF

ICE-CREAM IS AN EXCEPTIONAL CASE.

Me : Okay, I couldn't imagine how's life without all the aforesaid stuff. I mean, I have the right to an excitement, right people?

My lousy coach : People never right, YOU ARE GROUNDED.

Me : Oh shit. I shouldn't let you in.

My lousy coach : Well, it's too late honey. I'm already in. Once I'm in, I'm in. HAHAHAHA

So, that was actually happened this morning as I received an email from UiTM Di Hatiku. 
The result is on baby! (Which means, the party is over girls!) 

Okay, I talk too much. I'm gonna share the starting point of being grounded by my lousy coach. (Yeah, I do have an imaginary coach) :D

Let me share you some tips on how do I finally manage to get a "D" for Law of Torts I :-

Tips #1
Fully relied on the expected topics a.k.a. ignored the "instinct topics" even the exact pages were opened directly in front of me, few hours before the final examination started.

Tips #2
Worshipped the doctrine of "fear more, worry less" instead of, "fear less, worry more"

Tips #3
Do not answer all the question given. Left about 3 and a half questions.

Tips #4
Do not manage your time wisely. Seat and do nothing for an hour. Enjoy the view of the beautiful PART C.

Tips #5
Memorized all the case law instead of, understanding all the principles of the law.

Tips #6
I need a break, like seriously.


Okay, forget the past. On the bright side is, I managed to get 3A's in a row! Okey la tu...kira failed bermaruah la kan.. haha. :p

In the meantime, I want to congratulate 5 Sekawan 4 Sekawan sebab dorg pass semua paper.
